Living Room / Kitchen
Villa Montana’s open plan living room and kitchen are octagonal shaped and open to the splendid views of the Ayung River Valley. The Living Room and Kitchen are open on the valley side and were designed to capture the amazing surroundings. The ceiling height is 9 Meters (30 Feet) and the floor space of the Living Room and Kitchen measures 120 Sq. Meters (1,300 Sq. Feet).

The Master Bedroom measures 50 Sq. Meters (550 Sq. Feet) and has a very comfortable living area. The Master Bedroom is large and well appointed; it is practically an apartment within the villa.

The Master Bedroom is beautifully decorated with high quality furnishings, original artwork, Turkish area rugs and many objects d’art. The floors are cream marble, the décor is polished and the housekeeping is impeccable. You will be very comfortable staying in the Master Bedroom. And yes, breakfast can be served in your room.

Owner’s Suite
The Owner’s Suite is a 95 Sq. Meter (1,050 Sq. Feet) private villa. It is luxurious, lavish and modern. Your stay in the Owner’s Suite will be supremely comfortable and private.

The Owner’s Suite is physically separated from Villa Montana being located at the front of the property’s grounds on a landscaped island. Dense tropical vegetation and a Lily pond with waterfall visually and physically separate the Owner’s Suite from Villa Montana. The Owner’s Suite is very private and although close to the main entrance of Villa Montana, it feels quite removed from the main villa assuring your privacy. While the main villa offers an Ayung River Valley view, the Owner’s Suite has a rice field view from the study and a view of the Lily pond and waterfall from the living room.

The Owner’s Suite is ideally suited for two couples who wish to rent Villa Montana together. Both couples can enjoy the common areas of the main villa whilst the Owner’s Suite is separated from the main house allowing both couples a high degree of privacy when desired.

The Master Bedroom of Villa Montana and the Owner’s Suite are both luxuriously sumptuous accommodations sure to satisfy the most demanding types.

Occupying the Owner’s Suite and Master Bedroom allow two couples to share Villa Montana yet at the same time insures a high degree of privacy for both parties. Bedrooms # 2 and # 3 of Villa Montana are ideally suited for occupancy when a group of friends wish to share the villa.

Both the Master Bedroom and the Owner’s Suite are practically self contained apartments. Both are luxuriously appointed, supremely comfortable and sure to satisfy the most discerning guests.

The Location
Villa Montana is located 30 minutes (20 KM or 12 Miles) north of the center of Ubud in the small village of Kerta. Kerta is rural, beautifully pristine and largely untouched by tourism. Villa Montana is removed from the masses of tourists yet close to Ubud and all of it’s amazing dining, spas and shopping. Ubud is a delight and widely considered by many to be the most charming village on the island. The 30 minute drive to Ubud from Villa Montana is filled with charming small villages allowing you a glimpse of the daily mosaic of Balinese life, scenic rice fields and mountain views.

Villa Montana is ideally located on the Ayung River Valley offering stunning valley edge views of the distant mountains and tropical forest. This is the same river valley shared by Villa Montana’s world renowned neighbors to the south, The Four Seasons Sayan, Begawan Giri Estate and Amandari.

Bali’s international airport is located 60 KM (36 miles) or 1.5 to 2 hours from Villa Montana depending upon traffic conditions and time of day. Complimentary airport transfers in a Toyota SUV are included.

The Setting
Villa Montana’s setting is natural. It is ideally situated overlooking the Ayung River Valley. Villa Montana is perched on the valley’s precipitous edge offering expansive views of five mountain peaks and the steep river valley directly in front of your private pool; the view is amazing.

TERMS & CONDITIONS

1. Rates
   All rates are net, inclusive of applicable government tax, service charge with the following benefits:
   * Full Breakfast
   * Airport or Hotel Transfers
   * Welcome Drink & Amenity
   * 24 Hour Butler Service
2. Peak Season Period
   Peak season period: December 22 – January 7
3. Terms of Payment
   • A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance to be paid in cash at the villa upon arrival.
   • For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
   • All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for any bank charges incurred.
4. Cancellation Policy
   • For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$ 100 administrative fee.
   • For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
   • Notices of cancellation must be received in writing (by fax, email or mail).
   • In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.
